Prices/How we work

Not only do we pride ourselves on an honest, reliable and efficient service, but also on our competitive, transparent and fair pricing structures. We believe we offer very good value for money for our services and our prices are always fixed and based on three separate criteria:


1. Labour Costs Only
2. Amount of Time Involved
3. Project Location


We do not charge based on build costs or on the value or size of the development e.g. amount of square metres etc. In some cases for instance, on-going enforcement cases or construction project management, it is difficult to provide an estimate of costs; we will work to a fixed hourly rate which will be agreed prior to commencement and we only charge for our time and expenses.


All household, full planning applications and planning appeals are chargeable on a 3 Step basis:


1. 25% Deposit upon instruction
2. 50% Prior to submission
3. 25% (Upon granting of permission only)


The following list provides an indication of our prices:
Note: All prices are indicative and are not inclusive of Council Fees

 

Domestic/Residential Extensions

  • Initial Site Visits = Normally free, but dependent on location
  • Measured Survey only = from £100
  • Planning Drawings only = from £350
  • Permitted Development Applications (Proposed Use/Development i.e. Rear, Side and Loft Extensions and Outbuildings) = from £500
  • Household Planning Applications = from £700
  • Flat Conversions = from £850

Domestic Planning and Building Regulations

  • Single Rear or Side Extensions = from £1000
  • Loft Conversion = from £1200
  • Two Storey Side and/or Rear Extensions = from £1600
  • Outbuildings = from £900

Discounted Builders Packages

We offer discounted prices for planning and building regulations to residential builders that use our services on a regular basis: 

  • Single Rear or Side Extensions = from £900
  • Loft Conversion = from £1000
  • Two Storey Side or Rear Extensions = from £1500

Planning Appeals 

  • Household Planning Appeals = from £400 (75% prior to submission, final 25% if planning appeal is allowed)
  • Full Planning Appeals = from £500 (75% prior to submission, final 25% if planning appeal is allowed)
Project Management

  • Project Management = from £35 per hour

Commercial/ Development Sites

  • High Street Change of Use Planning Application = from £800
  • New Build Dwellings = from £1200
  • Larger Scale Residential/Mixed Use/Commercial = Price on Enquiry
  • Building Regulations/ Structural Engineering = Price on Enquiry
  • Project Management = Price on Enquiry

Planning Enforcement 

  • Based on a fixed hourly rate = from £35 per hour

Development Site Appraisals

  • Desktop Domestic Feasibility Reports = from £50
  • Domestic Feasibility Report (including site visit) = from £120
  • Desktop Development Site Feasibility Reports = from £300
  • Development Site Feasibility Report (including site visit) = from £450 

Transport Planning Services

  • Transport Statements = from £500
  • Transport Assessments = from £1000
  • Parking Surveys = from £350
