Architecture/ Planning Drawings

We specialise in the production of clear and accurate drawings to both the domestic/residential and commercial markets, including projects such as: small scale permitted development rear and side extensions, loft conversions, household planning extensions, basements and flat conversions. Our architectural services also include the commercial market, ranging from projects such as small scale change of use High Street units in A1 to A5 use, B1- B8 commercial and industrial projects through to larger residential and mixed use developments. We also produce drawings for new build houses and larger scale residential projects.

Our planning application drawings are adapted by our Building Regulations and Structural team for the Building Regulations phase of your project.

We use the latest up-to-date AutoCAD and Revit technologies, to produce precise and clear drawings to meet our client’s requirements. This is combined with input from our knowledgeable planning consultants to ensure your project has the best possibility of gaining planning consent.

Planning Applications and Certificates of Lawful Developments

Since forming we have gained planning permission for a number of development projects from small scale residential extensions, through to larger scale mixed use and community projects. The company team has years of planning and development experience. The company owner has combined 10 years planning and development experience working as a Senior Planning Officer in local authorities and as a planning consultant for residential property developers in both Dublin and London. In addition our team of architectural designers and structural design engineers have worked on hundreds of projects within London and the South East areas. Including the production of all the relevant drawings for your project, we can take entire responsibility for managing your application, including submission of the application, production of all relevant documentation as required, including Planning Statements, Design and Access Statements, Transport Statements, Lifetime Homes Assessments, Conservation and Heritage Statements, Viability Assessments and much more.

In some cases a planning application will require input from specialist services depending on site circumstances. Such services could include those provided by Noise Consultants, Ecologists, Tree Surgeons and Quantity Surveyors etc. RPR Planning only work alongside specialist consultants on development projects and can recommend them for your project.

 Planning Appeals

If your planning permission has been refused or if you have been served a planning enforcement notice, under planning law, you have the right to a planning appeal against the council’s decision. Due to our local authority planning experience we have direct knowledge in relation to how the appeal process works and are able to provide you with advice on the best method to take your case forward. We normally recommend trying to resolve the situation with the Local Authority directly, however, in some cases there is a fundamental difference in opinion in relation to a development proposal, what the local authority are requesting is unviable or it may be a simple fact that the planning authority have been unreasonable with their decision. If appealing is considered to be the best option, RPR can guide you through the planning appeal process and provide professional advice.

Planning Appraisals

The first step when assessing any development project both small and large is looking into what can be feasibly achieved. This is one of our more popular services and is available for both small domestic and larger development projects. If you own a commercial property that you are looking to expand or change its use, or are interested in a potential development site, but are unsure of what can be achieved and ultimately its financial viability our planning appraisal may be a good place to start. Our genuine and honest approach to development, provide a very good indication of the development possibilities and give a realistic view of how the project would materialise with the local authority during an application and ultimately if the development makes financial sense. Our appraisal reports include: planning history of the site, review of site constraints and relevant planning policies, what is achievable, sketch proposals if required and an estimate of the end value.

Transport Planning and Parking Surveys 

Members of our team have extensive experience working in development control transport planning departments within local authorities. Therefore, we can provide transport planning as an add-on service in relation to all matters concerning transport, traffic, highways and parking. We can produce Transport Statements, Transport Assessments, Parking Surveys, Travel Plans, Construction Management Plans and Feasibility Reports in relation to all forms of developments including residential, retail and commercial property development.

Building Regulations and Structural Engineering

The Building Control process ensures that building work is carried out in compliance with Building Regulations legislation. The main purpose of the Building Regulations is to safeguard the health and safety of people in and around buildings, the conservation of energy and the welfare and convenience of building users. If the work involves the erection, extension or alteration of a building, it is likely that an application will be required under the Building Regulations. At PRP Planning our building regulations team including our Structural Engineer can produce full building regulations drawings, structural calculations and construction specification packages for projects small or large, from minor works such as house extensions and loft conversions, up to large scale new build developments. We ensure that all construction work in relation to your project complies with the Building Regulations and other related legislation such as the British Standards and upcoming Eurocodes. We are familiar with a number of the Local Authority Building Control departments, particularly in London, but also have close relationships with a number of Approved Private Building Control Assessors.

Project Management

A large proportion of our work comes from the domestic homeowner market, typically residential extensions and conversions, including projects such as loft conversions, rear and side extensions, basement extensions and flat conversions. For smaller scale domestic work, a project manager can take the stress and annoyance out of a building project and deal with the building team in a professional and experienced way. Our team can provide a professional construction project management service to ensure that your development is built on time, to budget and to a high standard. We can also deal with the tendering stage of your project and we only work with the best quality builders and tradesmen. We also have built up close relationships with a number of builder’s merchants and suppliers and can get you very good deals on the purchasing of materials.
